Mulamein property report April 2005

Negotations are continuing for the potential purchase of the Moulamein property.
On Monday 4/4/2005 Don and I visited the Conargo Shire offices to lodge the permit application. The actual application form needed to also be signed by the current owner. The owner had sent a letter of consent but the Shire required the actual form be signed. We took the form to the agents who have since had it signed and returned to the Shire.

We then went with the Agent to go over the actual property boundarys.



On all of our previous trips we had assumed that the fence on the right side of the road leading to the woolshed was the western boundary of the property. As you can see from the map below we were wrong.

The property many of us have visited is outlined in red.
The yellow shaded area is stock route,
and the area outlined in green is the next block to the west.
It is appears clear that the woolshed is on the green block.

If you look at the green block on the map you can see a large "pear shaped" lagoon running across the property. This lagoon is the same width as the lagoons on the red block, and connects with the river at the southern end of the western boundary. Although the woolshed is on the green block, it cannot be accessed with going onto the red block.

If you have a look at the (very low resolution) aerial photo further down this page, you can see a creek bed that winds its way across both blocks and appears to be the reason that the woolshed road is were it is.

You can also see in the photo the extent of the treed areas.

Don suggested that it would be wise to consider purchasing both properties.
The existing road would give all weather access to the woolshed. The woolshed would be a good central area with power, storage and a living space. Infrastructure could radiate out from this area. Water could be supplied by storing rain water and treating river water. A bore may be practical.

We could construct a stable front gate that would suit many different layouts.

Colin Sanford, the Shire officer for permits, is only in the office on Mondays.
